3 Reasons Why Your Home Isn't Selling

Right now, the market is red-hot, and it seems like homes are flying off the proverbial shelves. So, why isn’t your property selling? Based on our experience in the Montreal market, we have three theories for you to chew on!

Issue 1: The price isn’t right

More often than not, if a home isn’t selling, it’s because the price is too high. People will often say, “The market is so hot, everything is selling, I can price my home however I want.” But … that’s wrong. You can’t actually do that.

Sure, it’s a seller’s market, but only when you price a property properly. If you go too high, you’re just going to sit on the market. From what we’ve seen at LJ Realties, current buyers are very negotiation-shy. They’ll barely even approach a property unless the price tag is fair market value.

Issue 2: Lackluster marketing

Making sure your listing is attractive is half the battle. If you can’t answer “yes” to all four of these questions, it might be hurting your odds.

  • Does your listing have high-definition images? 
  • Was the property clean and prepared when the photos were taken? 
  • Do you have a decent availability schedule, or are you only offering showings a couple of hours per week? 
  • Have you posted your property on as many platforms as possible? 

Issue 3: It’s a fixer-upper

If your home is in not-so-good condition and you’ve neglected some major maintenance and renos, many people will shy away.

Is the roof leaking? Are there potential foundation issues? Has this all been declared so buyers aren’t surprised when they visit the property?

These are all super important points to consider when listing your property and making sure that you’re going to get top dollar for your home.

Although the market is very hot, it’s very important to make sure to put your best marketing foot forward, list at a fair price, and have the right declarations in order. Usually, when you do things right, the first offer is going to be the best offer, so make sure to set yourself up for success.
