These days, there are a handful of platforms available for sellers to list their home independently. Here’s why partnering up with a broker is still a hugely advantageous option when listing your property for sale!
Determining your price
Proper pricing is critical to the sale of your home. People think that we pull numbers out of thin air sometimes, but our team actually takes lots of time to put together a comprehensive pricing strategy for your home!
What do we believe is fair market value? What number should we anchor on in order to get you the best price possible? The answers to these questions require extensive market knowledge and research.
Marketing your property
What are you doing to market your property and make it stand out from the pack? Is it photos? 3D tours? Floor plans? Advertising blasts? Mailers? Brochures? If people can’t get a feel for your home without actually stepping inside, you’re far less likely to book showings and get your property sold.
Presenting the space
Once buyers are coming through the door, who will be presenting the property? How knowledgeable are they about your home? Do they know all the ins and outs? Do they have a good understanding of the amenities if you’re in a condo? What’s in the neighboring area? Are there trains, public transit, metro stations?
They need to know the answers to all of these questions in order to be the best advocate for your home. So you want to make sure that the person you hire knows about your property, your area, and is going to do the necessary research in order to transmit these selling points to potential buyers.
Negotiating the sale
It’s always best to have a strong negotiator on your side when it’s time to broker a deal. Someone who knows when to stand firm and when to give a little bit of leeway. It’s an art, at the end of the day!
You want to make sure you’re working with somebody who has the skills required to get you the best price possible, and there’s no substitute for experience in these situations.
Conducting the inspection
A lot of people dread the inspection phase. We recently got a call from a client who had just accepted an offer and was feeling nervous about the inspection. They didn’t really know why, specifically – it was just a nerve-wracking and high-stakes moment.
So, their broker spent some time reassuring them, because we were completely confident that there would be no issues with this property at all. However, we also understand that if there had been an issue, it would be our job to stand up and defend the property.
What do we think this problem is really worth, financially speaking? Is the buyer trying to blow it out of proportion? A broker can control the situation and protect the client.
Keeping the process seamless
The sale of a home goes through several transitions and steps, from getting the mandate, to taking the photos, to preparing the marketing collateral, to hosting visits, to conducting the inspection, to fulfilling all of the conditions, and finally, getting across the finish line at the notary.
Our job is to be there the whole way to make sure that you have somebody representing your interests the whole way, and to make sure you get top dollar. Selling your home is a very stressful, anxiety-filled experience a lot of the time, and our job is to make sure that you’re as comfortable as possible and that this is a smooth process for you.
