When you’re looking at a multi-storey condo, it can be tough to decide which floor will suit you best. It’s a question we get often, so today, we’re breaking down the pros and cons of different options!

We say this all the time, but the answer will ultimately come down to your specific goals for this property. Is it a property that you’re going to be occupying? If yes, are you somebody who loves sunlight? 

If you really need a lot of sunlight in your life, you should aim for a southwest-facing condo that is obviously a little bit higher up. 

Secondly, are you somebody that has kids or wants more outdoor space? If so, then you’re probably willing to sacrifice a bit of sunlight to have a full backyard. Maybe you’ll opt for that first-floor unit or the townhouse on the ground floor that has space for a deck, patio, parties, etc.

Anything around the middle floors of a building is something we usually recommend for investment purposes. Anything between floors 2 and 15, depending on the height of the building, is probably where you’re going to be in that “sweet spot” for value. 

You’re not going to be paying the premium for the very high floors, because on that end of the scale, you’re less likely to see the return you’re looking for. 

In short, if you’re going to get a tenant into the property, it’s all about mid-level floors that still have decent luminosity and decent clearing, so that the unit isn’t facing another brick wall (because that’s going to come back and bite you).

So, for investments: mid-range.

For personal use: higher up if you love sunlight or ground floor if you want that big patio.

If you’re unsure, middle is always a decent option for any buyer, whether the unit is an investment or owner-occupied.
